The new 24,000SF Townhouse O&P Dormitories located on Bryant University's Smithfield campus are constructed of wood framing with a cement fiberboard and brick veneer exterior. Each townhouse unit houses fourteen apartments. The individual apartments consist of a kitchen, two baths, laundry facilities, living room and four bedrooms.

Exterior site improvements consist of new utilities, new access road, parking lot, and a retaining wall.
